Dubai Real Estate Market: $14bn in Sales Recorded in July

Dubai’s property market continued its upward momentum in July 2025. According to Betterhomes, total transaction value reached AED 51.3bn ($13.96bn) — up 10.6% from June — with 18,816 deals recorded, marking a 20.5% monthly increase.

The average price per square foot rose to AED 1,893 ($516), up 3.3% month-on-month.

Off-Plan Sector Leads the Way

Off-plan properties accounted for 65% of total sales, compared to 62% in June, highlighting strong investor confidence in Dubai’s long-term growth.

Average Dubai Land Department (DLD) prices in July 2025:

  1. Apartments — AED 1.99m ($541,500)

  2. Townhouses — AED 3.25m ($884,200)

  3. Villas — AED 9.7m ($2.64m)

Rental Market Gains Momentum

Leasing activity also rose, with 39,251 rental contracts signed — a 3.4% increase month-on-month. New contracts made up 40% of the total, reflecting an influx of new tenants.

  1. Apartments: AED 72,000 ($19,600) annually

  2. Townhouses: AED 172,000 ($46,800)

  3. Villas: AED 255,000 ($69,500)

Rental growth leaders:

  1. Al Khail Heights — +1.5% for apartments (average AED 67,500)

  2. Jumeirah — +4.2% for villas (average AED 498,000)
