Sharjah Real Estate Hits $7.3bn in H1 2025 as Investors from 109 Nationalities Back Sustainable Growth
Real estate transactions in Sharjah exceeded AED27bn ($7.3bn) in the first half of 2025, driven by more than 6,600 investors representing 109 nationalities. The figures highlight the emirate’s growing global appeal as a hub for living, working, and investing.
Sustainability as the Growth Driver
At the 14th International Government Communication Forum (IGCF 2025), Saud Abdul Aziz Al Khayal, Deputy Director of the Real Estate Regulatory Department at the Sharjah Real Estate Registration Department, described the emirate’s strategy as “a unique and sustainable model, making Sharjah a global investment destination that combines housing, work, and stability.” One of the emirate’s flagship projects, Sharjah Sustainable City, has demonstrated strong demand since its launch in 2019. Phase 1 sold all 1,000 units in a single day, with over 60% of the area dedicated to green spaces. Phase 3 will soon launch, featuring the planting of 100,000 trees.
Innovation and Digital Transformation
Flexible legislation and digitalisation are central to Sharjah’s development roadmap. By next year, all real estate services will be fully digital. Sustainability standards have also been embedded into construction regulations: the use of green concrete—partly replacing traditional cement with eco-friendly materials—has reduced energy consumption by 30% and carbon emissions by 80%, delivering both economic and health benefits. The emirate has also implemented Hassantuk, a smart safety system that connects properties to civil defence networks, enabling early fire detection and enhancing resident security.

Speakers at the forum underscored that Sharjah’s real estate model reflects a holistic vision balancing environmental, economic, and social priorities. By aligning sustainable development with investor-friendly policies, Sharjah continues to strengthen its position as a leading destination for safe, high-quality living and long-term investment.
