Why Yas Island already matters
Yas Island is home to Ferrari World Abu Dhabi, Warner Bros. World Abu Dhabi, SeaWorld Abu Dhabi, Yas Waterworld, Yas Marina Circuit (host of the Abu Dhabi Formula 1 Grand Prix), Yas Links golf course, Yas Mall and the Yas Bay waterfront. Disneyland adds a globally recognised anchor to an island that is already Abu Dhabi's main leisure destination.
Yas Island is also an investment zone, so foreigners can buy freehold property there. See how to buy property in Abu Dhabi.
What the Disney project means for Yas Island property
What has happened so far:
- Aldar's CFO said in October 2025 that land values on Yas Island had risen by at least 20–30% over the previous couple of years and that residential prices had also increased.
- New launches have followed, including Yas Park Place, Waldorf Astoria Residences Yas (sold out on launch day in May 2025), Manchester City Yas Residences and Aldar's Yas Point waterfront masterplan (launched July 2026).
- According to Bayut's H1 2026 Abu Dhabi report (as cited by Christie's), luxury apartments on Yas averaged around AED 2,393 per sq ft and villas around AED 1,634 per sq ft, with projected yields of about 5–6%.
What to keep in mind:
- The park is years away. Prices may already reflect part of the expected benefit. Buy for fundamentals (rental demand, quality, price per sq ft), not only for the Disney headline.
- Location on the island matters. Proximity to the park, transport, the beach and Yas Bay will affect demand differently.
- Supply is growing. Several large projects are launching on Yas; compare price, developer and handover dates.
- Holiday-home potential can be strong in a tourist destination, but check the building's rules and permits.
Who Yas Island suits
- Families looking for a community with parks, schools nearby and leisure on the doorstep.
- Investors targeting long-term rental demand from Abu Dhabi residents and tourism-driven short stays.
- Golden Visa buyers with a budget of AED 2 million or more, as in Dubai.
