This website (spidubai.ae) is operated by S P INVEST REAL ESTATE L.L.C ("SPI Dubai", "we", "us"), a real estate brokerage licensed in Dubai, United Arab Emirates (Licence No. 1063240), registered with the Real Estate Regulatory Agency (RERA ORN 30760).

We process personal data in line with the UAE Federal Decree-Law No. 45 of 2021 on the Protection of Personal Data (PDPL) and other applicable UAE laws.

Data you give us

• Contact details: name, phone/WhatsApp number, email, country of residence, preferred language.
• Enquiry details: property interests, budget, preferred areas, purchase timeline, financing needs, messages you send us.
• Property owner details (when you request a valuation or listing): property location, type, size, expected price, ownership status.
• Partner programme details: your details and the details of clients you refer (with their consent).
• Mortgage enquiries: residency status, employment type, budget and down payment.
• Careers: job applications are submitted through our HR platform (Hurma), which processes your CV under its own privacy terms.

Data collected automatically

• Device and usage data: IP address, browser type, pages visited, referring website, UTM/campaign parameters, approximate location (city/country).
• Cookies and similar technologies (see section 8).

Data from third parties

• Enquiries you send us via property portals (e.g. Property Finder, Bayut), including your name, phone number, message and the listing you asked about.
• Information from public registers and due-diligence providers when required for compliance (KYC/AML).

• To answer your enquiry and provide brokerage services (taking steps at your request / performing a contract).
• To arrange viewings, reservations, purchases, resale and related services with developers, sellers, banks and conveyancers (performing a contract).
• To meet legal obligations, including anti-money laundering and know-your-customer checks under UAE law and Dubai Land Department / RERA rules (legal obligation).
• To send you property offers, market updates and newsletters (your consent — you can withdraw at any time).
• To improve our website, measure campaign performance and prevent fraud or spam (legitimate interests, and consent for non-essential cookies).
• To manage our partner/referral programme and pay partner fees (contract).

We do not sell your personal data. We share it only when needed:

• Our licensed brokers and staff working on your request.
• Developers, sellers, buyers and their agents involved in your transaction.
• Banks and mortgage advisors — only when you ask for mortgage support.
• Government and regulatory bodies (e.g. Dubai Land Department, RERA) and conveyancing/trustee offices, where required by law or for registering a transaction.
• Service providers acting on our behalf: website hosting and database, CRM, communication tools (WhatsApp, Telegram, email, telephony), analytics and advertising platforms, HR platform. They may only use your data to provide services to us.
• Professional advisers (lawyers, auditors) and authorities when required by law or to protect our legal rights.

Some of our service providers may store or process data outside the UAE. Where this happens, we take steps required by the PDPL to ensure your data remains adequately protected (for example, contractual safeguards).

• Enquiries and leads that did not lead to a transaction: up to 3 years from our last contact, then deleted or anonymised.
• Client and transaction records, including KYC/AML documents: at least 5 years after the transaction or end of the relationship, as required by UAE law.
• Marketing preferences: until you unsubscribe or withdraw consent.
• Analytics data: according to the retention settings of the analytics tool (maximum 26 months).

Subject to the PDPL, you can:

• request access to the personal data we hold about you;
• ask us to correct inaccurate or incomplete data;
• ask us to delete your data (unless we must keep it by law);
• restrict or object to processing, including direct marketing;
• withdraw consent at any time (this does not affect processing already carried out);
• request a copy of your data in a commonly used format.

To exercise your rights, email info@spidubai.ae with the subject "Privacy request". We will reply within 30 days and may ask you to verify your identity. You can also contact the UAE Data Office if you believe your rights have been breached.

We use:

• Strictly necessary cookies — to run the website and remember your cookie choices (always on).
• Analytics cookies — to understand how visitors use the site (e.g. Google Analytics) — only with your consent.
• Marketing cookies — to measure and personalise our ads (e.g. Meta Pixel, Google Ads) — only with your consent.
• Preference storage — to remember your language and currency.

You can change your choice at any time via "Cookie settings" in the website footer. Embedded content from other websites (e.g. YouTube videos, maps) may set its own cookies under those providers' policies.

We will only send marketing messages by email, WhatsApp or SMS if you have agreed. You can opt out at any time by replying "STOP", using the unsubscribe link, or emailing info@spidubai.ae.

We use appropriate technical and organisational measures to protect your data, including encrypted connections (HTTPS), access controls and limited staff access. No online transmission is completely secure, so please avoid sending sensitive documents (e.g. passport copies) through open website forms — our broker will provide a secure channel.

Our services are intended for adults. We do not knowingly collect data from anyone under 18.

Our website links to other sites (property portals, developer websites, our HR platform, social networks). We are not responsible for their privacy practices.

We may update this policy. The latest version is always on this page with the "Last updated" date.
