Starting June 2025, residents and visitors of Al Warqa will benefit from a brand-new entry and exit point directly connecting to Sheikh Mohammed Bin Zayed Road. This major infrastructure project by Dubai’s RTA will reduce travel times by 80%, bringing it down from 20 minutes to just 3.5 minutes and shortening the driving distance from 5.7km to only 1.5km.

The new road will handle up to 5,000 vehicles per hour, easing congestion and significantly boosting daily mobility.

Revamped Roads, Walkways & Over 23km of Cycling Tracks

RTA is also enhancing Al Warqa’s internal road network:

  1. 8km of upgraded streets across Al Warqa 1, 3, and 4,

  2. New pedestrian walkways, pavements, and public parking zones,

  3. More than 23km of dedicated cycling tracks connecting to nearby routes,

  4. Conversion of roundabouts into smart signalised intersections, improving traffic flow by up to 30%.

Parking issues around schools have also been addressed, with 150 new parking spots and safer drop-off zones that have already reduced delays by 35% to 50%.

A Comfortable, Connected Community

Al Warqa’s urban improvements support sustainable living. Projects like the Mohammed Bin Rashid Housing Establishment — featuring 136 villas — now benefit from upgraded access roads, lighting systems, and walkways.

In addition, a 7.4km cycling path promotes eco-friendly, first-and-last-mile commuting.

Community-Driven Urban Planning

RTA’s open forum with Al Warqa residents was key to shaping many of these improvements. Feedback from the public has been integrated into real solutions — demonstrating a people-first approach to infrastructure development.

Why This Matters for Investors

Infrastructure upgrades like these are a strong indicator of future growth. Areas such as Al Warqa — where mobility, accessibility, and liveability are being actively enhanced — often see increased demand and rising property values.
